What is the small-scale residential land reduction?+

For residential land up to 200㎡ (小規模住宅用地), fixed-asset tax is charged on 1/6 of the land's assessed value and city-planning tax on 1/3. This tool applies it by default.

How is property tax calculated?+

Fixed-asset tax is the standard 1.4% of the (reduced) assessed value, and city-planning tax up to 0.3%. The assessed value (固定資産税評価額) is usually lower than the market price — check your tax notice.

Is this exact?+

It is a simplified estimate. It excludes the temporary new-building reduction, registration/acquisition taxes and management fees, and rates can vary by municipality.
